The features of http://www.vacationrentalscript.com would be welcomed.
This is for renting vacation properties (Villas)
(The Templatic Vacation Rental, but for more than one)

MOST IMPORTANTLY, it is Fully Multi Language (always missing on Templatic themes)

Same for the Templatic property sales one

Multiplies the people that can use the site, by each language possible.

Use on mobiles is the second most important feature, now.

Thanks for the suggestion. The feature set isn’t final yet I don’t really know what’s coming at this point. If possible, we’ll definitely try to make the theme responsive (like TechNews for example).

Cheers

You should be able to translate the theme into any language, including Bengali. RTL languages give additional headaches but you won’t have those problems.

Yes, mobile is a MUST. In many countries now, including mine, MOST people check real estate sites on the go from their phones, not from the house computer, so it makes sense to make mobile accessibility a key, must-have feature.

Also, can we import the properties and agents from the old real estate template? We will need that to be able to migrate.

Thanks,

David

Hi David
As I replied to Mark earlier, we’ll definitely try to make it responsive. In GeoPlaces v4 the google maps stopped that from happening, hopefully we won’t hit any roadblocks now.

Great news for me. I hope you also think about to add functions for:

Property Type:

Apartment
House
Land etc

and also so you can set price per day for holiday rentals as well as..

Looking forward to see this theme

Just clearing out something – Responsive sites are different from Mobile sites. Responsive kind of reduces the desktop site to display on mobile devices. The disadvantage is that there are still some stuff that responsive sites allow, which mobile users simply don’t need.
Responsive sites are well suited for small table devices eg Samsung Galaxy.
But phones like Nokia, BB, iPhones, Samsung, etc need a full blown mobile theme of their own combined with a theme switcher, which detects what user agent is coming in and serves the right theme.
Think about it.

Hi Danny
Yes, we realize that there is a big difference between a true mobile site and a responsive one. That said, most popular mobile operating systems will render these responsive sites great. Older devices may struggle with that but they are pretty rare these days. Almost everyone has either an iPhone, Android or WP7. New Blackbery devices come with a Webkit browser that also works great.

Using custom taxonomies makes managing listings much much easier, both for us and for the end user. Custom taxonomy for properties has already been implemented into the theme.

The ability to register as a buyer, seller, investor, agent, or whatever name is chosen by an admin, with payment gateway integration, or free.

When the admin creates a new user type, a new house category is created with the view only those types of user listings.

Add/Delete property type, again automatically populating a new search option.

Editable Search Result display. Users should be able to set the text in the home row, and what is shown as a brief summary.

Ability for buyers to follow agents and investors. IE, notified of new properties listed.

Friend’s system for IM, CHAT, etc…

Investor/Agent “custom” urls. Can be as simple as domain.com/custom_name, or fully unique URLs. Should be an add-on paid feature.

Tags with specific property types: Seller, Agent, Investor, + sold, reduced (needs reduce function in user admin section).

Bump free listing to top of the search results once listed (user defined one time fee)

Show user defined featured listings at the top of every search result.

Custom Agent themed page (change between pre-defined colour schemes for example)

Much cleaner integration into PayPal.

IDX intregration with your search widget would be great! Two popular IDX integrations are DiverseSolutions and Flexmls. I use them both.

Also the option to use IDX Feeds in the “Similar Properties widget” that I seen your original template has. That way we can use other listings in the mls, not just ours for additional marketing in the location of our listing.

Excited to see what all will be available so I can finally get my wordpress site the way I want it with your template(s).

-To be able to edit (add or change) the search parameters. and,

Here are some improvements I would like to see:

- Option to add listings for free. So the property duration price won’t show up on the property registration page when you set the option on FREE in the admin panel.

- The custom fields (property registration page) should be automatically displayed on the property details page (custom order)

- Captcha included in al forms.

- Currency converter intergrated in the property detail page so the price can be showed in different currency (see attached picture):

- Multiple languages, so the user can switch it by clicking on the country flag

Additional:
- Improved website loading time

I hope you can use these improvements,

Your themes are really good. I am actually in the process of using your themes for two portal projects. The only thing that I find difficult is the RTL style. Please make your themes RTL compliant and with translation options ready.

In that way, we can use your themes for running good portals.

Also about the automobile theme, it’s ideal for only 1 single dealer. If you could come up with something similar to Real Estate for automobiles, it would be great. I am sure that you will need no time to get this done as the script would be exactly the same as Real Estate, only change of some terms.

Keep up the good work!

If you could give this the option: also

As with Hotels.

Virtually ‘ALL’ Real Estate Agents list their properties with at least one major property portal.

Clients will be reluctant to use this software, to display their properties, if they have to maintain two lists.

If this software can be linked to those databases using industry standards, or just include their results/pages, it will become ‘more suited to it’s use’.

It has to work in the ‘real world’, for the majority of potential clients/website owners.

Hey Templatic Team,

What would be the best option to make many of your templates RTL ready? You are missing out on a big percentage of Middle East and African users due to this.

Do you have a customization department which can get this done?

Also an option for corporate agents (real estate agent companies) and individual agents (persons) would be good.

Looking forward to your theme. All the best.

Quick question. Any plans to have a Leads Management System?

Also, a suggestion for a feature I know real estate agents will love.

Force sign-up after viewing a certain number of listings. So after viewing three listing, when users click the 4th listing a modal window will prompt them to sign-up or login, or they will be re-directed to a login/sign-up page.

Not sure if it’s too late for these features, but would love to see them.

Either way, I’m sure the theme will be great.

Another VERY important ability – import. Import needs to be robust. For example, we might have 200 agents, each agent has a spreadsheet of properties they email us. we should be able to import those listings for that agent. the current theme dumps all imports into the admin’s account, which doesnt help at all. many real estate businesses cross-list with other agents.

also, import should be self-serve and simple, for the agents themselves as well, so they can DIY without having to email us the spreadsheet. good import can be a game changer cause it allows for scale and speed.

Hi Mark
The RealEstate2 upgrade is coming sometime this month. The front-end for that theme will look exactly how it looks now. All the difference will be in the back-end. As far as back-end is concerned RealEstate2 will have similar features as Realtr. It will come with advanced custom fields, price packages, etc. By far the biggest difference between these two themes will be design. RealEstate2 likely won’t be responsive…

Thanks for the swift reply.
Though a little strange.

As an update is less logical, if improvements are minimal (being responsive will be essential for the future)

Time spent making the ‘events’ theme responsive, could be a better use of that development time.
We are sure you know what you are doing :)

Hi Mark
Improvements for RealEstate2 are far from minimal. It didn’t make sense to change the design since we have Realtr now and most people like the look of the RealEstate theme. The back-end was completely re-written and new features were added. If you could see the back-end you’d know what I’m talking about :)

Great
We will wait to it see the two, once finished and decide then how we can use them
Thank you

IDX/MLS integration is good for US real estate agents.

UK ones would need it to conntect to RightMove.co.uk or similar.

I too like to know if is possible to modify the theme and add the “property type” as part of the search bar. – this is important for end-users.

Hi guys
First option inside the sidebar searchform is a radio button where you select Buy/Sale properties. Is that what you had in mind?

No. What I believe we mean is the ability to search by property type. ie: condo, land, etc.

If this is not possible, can the theme be modify to include our own custom drop down?

Another thing we notices this morning is that the theme does not display currently… (currently looking at it tru a zoom table)

There is no special place for creating property types, but you can use property tags to differentiate condos from land, etc. You can also create specific categories for villas, condos or land. With custom menus you can easily create drop-down menus for each.

Hi Mike
Prices for our themes have been pretty much the same for a while. While Realtr isn’t free for existing Real Estate users, Real Estate 2 is. You can read more about that theme here:

This theme and your previous real estate and real estate 2 theme has a major bug of 404 error while we click page 2, 3 and so in view more and search properties.

First resolve this old bug from your themes and then launch it

check error.

Hi Guarav
This bug has been fixed ages ago. The demo site is still running the initial version of the theme, all users have access to the latest version – the latest version doesn’t have issues like this.

It’s an isolated problem. Pagination is working just fine on my test site. We’ll take care of his issues, don’t worry about it :)
