Many of our users requested a theme built for real estate business earlier. Finally, we have a theme under design phase for this niche and here’s what we came up with.

This real estate theme looks amazing !
I think it got everything needed for this kind of theme.
However, one thing I would really really like to see in a real estate theme is the opportunity for USERS to post their own house, not just agents.
Most of real estate themes are targetted to agents who want to promote houses they are selling but that would be really great (at least for me) if someone (you ?) could make a real estate theme were people can just post (free or paid) their house for sell just like you can do on a classifieds site.
What do you think ?

very nice suggestion richard. Guess such theme is not available because it takes a whole lot different coding and planning. We’ve done classified which could be used for this purpose as well.
As for this real easte, we think it will be a massive step that we have to do differently. But we will surely consider this if possible. Very nice suggestion by the way.
If you could make such a theme, I’d be the first to buy it ! I’m looking for this for a long time.
I think a classified theme would too “general” for this. It really need to be a combination of both.
The thing I like about templatic, it hit straight to the market needs. That is what I can’t found in other site. After browsing through the features, it is just what my clients ask for but in a nicer “way.” Well done…
You got us right. Rather than creating *nice* themes, we focus on helping the users build site that solves the problem for particular niche. And we do it right.
Looks great! I can think of multiple ways to use this theme, when is it being released?
we are into design+planning phase for this theme. no launch date has ben decided yet
This is possibly something we would use but sometimes it’s not until you start using it that you come up with suggestions.
Initial thoughts though are, do the search options allow you to search for multiple criteria at the same time, e.g., 3+ bed apartment up to $300,000 in Mytown? If not, this would be a useful feature.
Is the idea that an agent can register and then add their own listings? Can you charge for listings? Can it handle multiple payment types, e.g., an agent who pays say a monthly fee for unlimited listings and a private seller who pays for a single listing? Can it be listed for a set period of time and then extended upon further payment?

nope. the search features are separate and not combined. Guess we need to work upon the UI design of search box better.
As for agent registration and charging fees etc. takes up a whole lot portal and this theme is not intended for that particular usage. Plus we think for big properties like real estate, people are not going to pay the money online and would rather check the property personally. So, its best to highlight inhouse agents contact details.
We would love to know how and with which theme the looks of this theme resemble?
I think you misunderstood, not suggesting that people pay for the property online but pay to advertise the property…

Brian mentioned the image photographs. I wouldnt want my theme to resemble to his by any way. Would be great if you point out specifically how it resembles the looks.
As for advertising the property, we will surely consider it if possible.
Great job, guys! Probably one of the best-designed, well-thought-out real estate themes I’ve seen so far. I’ll be interested to see the WP Admin panel as well, but it looks like you’ve got the bases covered.
I like the idea of the “Add to Favorite” feature; how will this work? Also, will the theme have a standard blog as well? I assume this is just handled by categories, so it shouldn’t be a big problem.

If you asking how to create a property listing, its simple – create a blog post, enter additional fields and you are done.

The first theme style wins for me, like this very much. Would possibly be a purchaser of this theme although I have recently purchased a real estate theme elsewhere (Mr B.Gardner!). It’s always nice to have a different style though as I would adapt this one like I did the other.

A tad on the naughty side for copying Mr G’s images! Surely there’e more images out there than those!
ah, it surely was a mistake. What happens now is, we are 5 people working at Templatic office onsite. While planning this theme, we took best of the examples available along with some real estate websites and themes.
As a website strategist, I do decide a structure, general layout, colorscheme etc. and put my Men at work who mistakenly took content as well from the same examples – definitely my mistake not to check the screenshots before they went live.
We hurried because we wished to get feedbacks before we proceed with the design but it happened. Its really nice of Brian not to make this a big deal and politely reminding us about that.
for me, i call it “smart ways”!

One of the best real estate themes for wordpress I’ve seen.
I hope there is a submit function at the front page for use to submit their real estate ad. Means its not just a directory, but can be a real estate classified ad too.

The only important thing I’d suggest is that I really hope you guys can develop a real estate plugin for this rather than rely upon custom fields.
End users struggle to understand custom fields so a plugin would make this fantastic, and I’d buy it!

not anymore. We do provide a custom panel that looks like a form. You do not have to select any custom field. Simply fill the space provided after the labels and you are done. Can you make available to choose where to place the sidebar (Left or Right) Some clients are asking that and one of them is a Real State business that I will use this one once it comes out.

Hey Guys – Great start here. I’m a real estate consultant so here are a few things that I see from my perspective.
First, MLS/IDX integration would be a dream. This may be beyond the scope of this project so maybe some sort of template page where this functionality could be added. MLS/IDX are the databases that have all the housing info for an area. So this provides a lot more information & value to a buyer than just the listings of the brokerage.
Second, mapping is huge. It looks like there’s some google map functionality and I’d suggest giving that priority if possible.
Last, agent profiles are a key area. I’d live to see some sort of LifeStreaming capability for each agent. Maybe that’s beyond the scope but that would add a lot of value to the theme,.
Looking forward to watching this progress.
Love the look. Some suggestions to make the mockups look a little more U.S. oriented…
“Search from all kind of Properties” change to “Search for All Kinds of Properties”, phone number formatting to 1 800 419 9099, currency automatically format to be $12,2133.23.
Subsections could be plural so they don’t sound limited.
Loan becomes Loans, Rental becomes Rentals.
“Property Listing” page – I’m not sure if this is the page that shows when users click the Buying tab. If so, the names could be more consistent and the tab highlighted as being currently active.
On the property detail page – since this is a showcase page, I would consider having an option to not put any distracting third party ads, News, or links to the Archives on the page. It would help the property stand out more.
Might consider having a list of Surrounding Properties or Comparable Properties towards the bottom of the page.
Maybe cookie based “Add To Shortlist” functionality so users can return to the property after browsing away.
Since Listing Price is the only bolded label text it feels a little odd. Maybe the listing price should be on it’s own and not in a list. Having the address in a list format feels a little odd also. Price and address could be on the left instead with the list of details on the right.

Design looks fantastic! A few questions I could not see answers for:
- When do you expect to release it?
- Is it multi agent ,so it could be used for a brokerage or community of local agents?
- Any billing options built in like; charge for Featured Listings or agent memberships?
- Is there a map view option of all plotted listings?
- Is “Other Property” in the listing details page others by that agent or others by zip/price?
- Is there “Other Property” listings plotted on same listing map.
- Can you reply to the ad or request more info. (didn’t see a form to fill out or clear contact area indicating the agent you need to reach?)
- Can agents post articles/news basically blog?
- If so, are their articles attached to their profiles along with their listings.
- Do Agent profiles have social links to all their networks facebook, twitter…etc. and have ratings and testimonials for each agent post by clients.
- Any question & answer area for each listing… like this “leave a response”?
- Any category structure / breadcrumbs to go with the drop downs (rentals vs.sales)?
- Are there RSS listing feeds per agent?

Yes, we will allow users to post their own property for which you can charge.
You may add different categories and may charge different price for them.
We hope to create mapview of the listed posts.
We plan to show related properties by zip/pin code.
The design is being changed so it will have clear call to action – inquire about this property button.
Yep, the listings will basically be a blog post.
Articles are different thing and I don’t think all those who post a property will write. instead, admin and editors/authors can write in blog from wp-admin
Agent profiles are basic but your suggestions are right. We will try adding some additional fields.
Yes, if admin wish, they can enable comments on property details page.
Breadcrumbs are built it. Once you have permalink setup, they will work just fine.

This time, we don’t want to hurry. I know its a bit disappointing but I think you would love it more if we make everything perfectly. We’ve not started coding this one yet because brainstorming the best strucutre is really essential and its on our agenda.
I can say, the launch of this one is a month away. No promises though. The wait will be worth it.
This theme looks really useful. I would like to see a theme for accommodation that allows bookings. If you are not developing one can any of your current themes be modified to suit this purpose?
I guess accommodation booking is entirely different concept (hotel business related I think) and not related to real estate actually. However, in our real estate theme, we will have Inquire about this property option.

There will be colorschemes for sure and also one can easily get rid of background by a minor css tweak.
With different colour schemes it will be fantastic. Will it be easy to upload pictures on the backend?
Also, this is really important: I bought a real estate theme in the past and the google map didn’t work for any address outside the US. Can you make sure it works worldwide?
yep, the theme will auto generate google map based on the address specified. The colorschemes will be there which you can use as per the requirement.

It was already mentioned but I just want to stress out the importance of a combined search (price + location + type + number of bedrooms).
Individual searches, like presented in the mockups, are only useful if you’re dealing properties in a small geographical area, like in the same city for example, and even so, it’s usefulness is quite compromised after a certain number of properties listed.
All in all, it looks really nice but I’m eager to try the functionality =)

indeed, we listen to you. This theme is in production and as you said, combined search is only practical and good in the long run. Our team is building the theme this way and you can understand why the release of this theme is taking longer.
Lots of thing has been change (improved) and will be available in the theme.. such as “Submit a Property” and so on.
Really looking forward to this theme. Having utilised another real estate theme which is great, it sounds like this one is gonna be the one everyone will aspire too.
The option for people to submit their own property is gonna be a huge winner.

it will take us one more week. A lot of things has been changed after we received good suggestions in this post. Those things needs a bit extra coding, thorough testing etc.
But we promise, the wait will be worth it
Hope it is not too late to comment, and these functions are probably already built in via widgets, but many agents we deal with want 125×125 ad spots available on their site to promote their partners (like mortgage agents, support contractors, title companies, etc.) Seems these partners are sometimes willing to subsidize the site development/costs in exchange for advertising spots on the agent’s site. I suppose a 468×60 top and inner page banner slot would also be appreciate. Thanks. Great design!
